One of the most important things we tell all of our note holders is that insurance is required on all properties and we verify that it is in place immediately.  As part of the services to our Investors, we also gather regular information from the insurance company regarding premium payments due dates and premium payment status.  We use a forced placed insurance policy in the event borrowers do not pay their premiums.
